The building envelope is the physical barrier between the interior and exterior of a building, including walls, roofs, windows, doors, and foundations. Building envelope diagnostics involves systematically inspecting and testing these components to identify vulnerabilities where water, air, or thermal energy can penetrate. EasyScan.ca uses a combination of visual inspection, thermal imaging, moisture testing, and other diagnostic methods to assess building envelope integrity and identify problem areas before they cause significant damage.

Building facades and exterior cladding systems are the first line of defense against water intrusion. Our building envelope scanning services include detailed inspection of exterior wall systems, identification of failed sealants and flashings, detection of moisture behind cladding materials, and assessment of overall facade condition. We work with all types of cladding systems including stucco, EIFS, metal panels, wood siding, and curtain wall systems commonly found in BC construction.

Windows, doors, and balconies are common sources of water intrusion in buildings. Our diagnostic services include testing window and door installations for proper sealing, checking balcony membranes and drainage, inspecting guardrails and connections for water pathways, and identifying areas where waterproofing has failed. These inspections are particularly valuable for multi-unit residential buildings, condominiums, and commercial properties where envelope failures can affect multiple units.

Roof systems require regular assessment to maintain their protective function. Our building envelope diagnostics include thermal scanning of roof membranes to detect moisture infiltration, inspection of roof penetrations and flashings, assessment of drainage systems and ponding water issues, and evaluation of roof edge conditions. We can identify areas of compromised insulation and membrane failures that may not be visible during standard visual inspection.
